Renting Advice
Todays rental market is highly competitive. The number of tenants applying far outweighs the properties available.
Aside from completing an application form, we recommend to anyone seeking new rental premises that they have to hand relevant documents, ie references, copies of passports, Drivers Licence or Photo ID, previous rent receipts, resume etc. This paperwork will expedite your application for a particular rental property.
Applying for a Rental Property
Visit our Rental Application online by selecting the option in the drop-down menu and emailing it to us.
Bond
Your Bond will be lodged with the Residential Tenancies Bond Authority (RTBA). Generally the bond is equal to one months rent and is held as security against any damage. The bond will be refunded promptly after you vacate provided the property is left in as close as possible condition as when the Tenancy Agreement commenced and there are no monies owing.
Condition Report
When you sign your lease you will be given a condition report. Check this thoroughly. You will be asked to sign the front page and return the original to our office within 7 days of receiving the report. On vacating, an Outgoing Condition Report will be prepared by our office in conjunction with the tenant.
Keys
Chad Egan Property Group retains a duplicate key to all properties for emergency access.
Periodic Inspections
During the course of your tenancy the premises will be inspected periodically by our Property Manager in accordance with the landlords management agreement. We will contact you to make a mutually convenient time for inspection.
Repairs
It is our policy to endeavour to attend to all repairs as soon as possible. It is often necessary to obtain the landlords approval and/or quotes before work can commence.
